Planning inquiries

Overview

If a planning application is refused, the applicant may decide to make a planning appeal to the Planning Inspectorate. The Planning Inspectorate is a UK government agency that deals with planning appeals, national infrastructure planning applications, examinations of local plans and other planning-related and specialist casework in England.

Appeals may be considered by either written representations, a hearing or a public inquiry. A public inquiry is the most formal type of planning appeal. Each side presents their case to the Inspector and can cross-examine the other's expert witnesses.
